Shore Line- FREE Night*

we love this because... Our first search when looking for a holiday house is "water view". So we love that it is positioned right on the ocean. In summer we simply walk across the road to the beautiful beach with shallow blue water and white, white sand. Its perfect for our kids to play safely all day long. In winter we take walks along the beach when the sea takes on a wilder appearance and Paddington our four-legged friend is allowed to walk and run. The house is a townhouse and was great for our family and we shared with another family. There is a small cottage (Shoreline Hideaway) at the rear of the property that is completely separate and you can book it with the house or it is available to other guests. So you need to leave the driveway clear but other than that everyone has their own private space. The foreshore on this part of the Mornington Peninsula has the best beaches and we walk in either direction and take in the spectacular views of Port Phillip Bay along the Bay Trail. Our favourite spots are the upstairs lounge where we snuggle up with a book and a glass of wine in front of the gas fire in winter and watch the weather change across the bay. In summer the balcony is the perfect spot to sit and watch the beachgoers. Everyone loves the outdoor heated spa. It does only seat 4 at a time so for larger groups...get in line. IMPORTANT TO NOTE - Property is suitable for maximum of 8 adults plus additional children. PAWfect What fun! a new house to visit that lets four-legged friends like me sleep inside. Yay! a safe little courtyard at the front and back of the house and I can smell the sea. We can walk on the beach every day (depending on the time and season) and splash in the sea because of its right across the road. And there's a special basket just for me. No way! What's in there? Ooh, ooh! a treat from PAWDINKUM. I LOVE THIS PLACE.

Longer stay discounts available when booking direct Little blue beach house and beach-box on the bay We adore this coastal gem because… it’s not just a house; it’s a living testament to the passage of time and generations. This little blue beach house on the bay was originally constructed a century ago, and it has since served as a cherished holiday retreat where countless memories were etched into its walls. Through the years, it has embraced and nurtured our family, providing solace and adventure in equal measure. Our most treasured feature of this haven, however, is the coveted BOATSHED situated just across the road from the remarkably serene section of Port Phillip Bay beach. With an esky and towels in hand, we make the short journey to this beachside oasis. Flinging open its doors, we arrange deck chairs, chill champagne, and marvel at the panoramic view that stretches from the beach to the boats bobbing in the water, all framed by two elegant leaning trees. It’s a picture-perfect vista that beckons us to unwind. As our children frolic in the waves, we can sip our drinks in the cool shade of those same trees, keeping a watchful eye on their beachside adventures. Fun Fact: The name “Leaning Tree” itself is a tribute to the land’s history. It harks back to an era when leaning tea trees were a common sight along the foreshore and its surroundings. This unique phenomenon was a consequence of extensive felling of large banksias and she-oaks in the mid to late 1800s for building timber and fuel for the numerous lime kilns. This ecological disruption spurred the rapid, spindly growth of tea trees, causing them to sway and lean. The beach house, a classic from the 1920s, resides just a stone’s throw away from the bay beach, a pioneering dwelling among the early structures between Rosebud and Rye. A recent stylish renovation has seamlessly blended modern comforts with the timeless charm of a retro beach cottage. Its three bedrooms exude a snug and inviting atmosphere, as befitting a century-old cottage. The cozy lounge looks out onto the garden, and a spacious communal kitchen and dining area connects to the rear of the house. Outside, a simple deck offers a perfect spot to soak up the sun, and there’s an outdoor shower for a refreshing cleanse after the beach, along with a barbecue for laid-back outdoor meals. We also cherish the convenience of being able to stroll to our favorite cafe, The Kitchen, and an even closer culinary delight, Version Restaurant. A short drive opens up a world of relaxation at the Peninsula Hot Springs or Alba Thermal Springs, a round of golf at one of the many courses, wine tastings at The Cups Estate, or an exploration of the Boneo Maze and Wetlands. Leaning Tree, with its rich history, character, and coastal allure, stands ready to welcome your visit. It’s more than just accommodation; it’s a piece of the Peninsula’s heritage and a portal to the wonders of this beautiful region, both natural and cultural. The property is protected from the road with a very high fence and remote control gate keeping kids and pets safe from the road. Bedding configuration: Bedroom 1 - Queen Bed Bedroom 2 - Queen Bed Bedroom 3 - 2 x bunk beds suitable only for children under 45kg PAWSOME A newly installed 6 foot+ fence and remote control gate keep four legged friends safe from the road.  There is grass to sniff and roll in and shade with trees in the summer.  Oh! and PAWDINKUM treats and Oh!Crap doggie bags. Guests have access to the cottage and the beach box across the road. We are available by phone for emergencies and you will be provided with a number to call or our office is available during normal business hours for assistance. The Leaning Tree is located in Capel Sound across the road from the beach. There is a walking track to your very own beach box.
