THE SPACE ("Beachfront Mansion") Beachfront Mansion by Peppy Beach Retreats® is spread across three sprawling floors, as explained below: TOP LEVEL ("Penthouse") On the top level (which can be rented separately as "Beachfront Penthouse"), you will enjoy panoramic ocean views from almost everywhere. The master bedroom in Penthouse is 30 m2 (6m x 5m) with a stunning views, a study nook, direct balcony access, and a huge walk-in-robe which connects to the bathroom. The second bedroom is across the hall (i.e., does not share a wall with the master) and contains a comfortable queen bed. As for the living areas, the photos speak for themselves: ocean views galore and space for your entire group to relax. Watch the sunset from your spacious balcony before enjoying the cool summer breeze or the woodfired heater in winter, and, regardless of the season, debate which of your guests can sleep under the stars in our amazing conservatory (sunroom) attached to the balcony (see our pictures for the amazing red sky which is taken from this conservatory). Adjacent to the huge living area is the kids' room with a set of bunk beds and a special toy chest for kids of all ages. Finally, the Penthouse is entirely self-contained with a fully equipped kitchen, bathroom, laundry, and two-car garage which also contains additional fridge space and laundry facilities. MID LEVEL ("Villa") On the middle floor (which can also be rented separately as "Beachfront Villa") your group will experience the same panoramic views as the Penthouse. The balcony is slightly shorter, but this space is adopted by the incredible enclosed lounge area which is perfectly designed with floor to ceiling windows to enjoy the famous Peppy sunsets. This lounge area also contains a fold-out bed for those that would like to wake up to the ocean (we do not count this as one of the bedrooms). Adjacent to this lounge area is a dining area and another living space with a wood fire. The master bedroom in Villa also contains a king-size bed and its own dedicated balcony which has total privacy from the rest of the property. The second bedroom in Villa is huge at 22.3 m2 (4.1m x 5.44m) and contains a bunk bed set and additional queen bed. Finally, the Villa is also entirely self-contained with a fully equipped kitchen with modern appliances, a bathroom, and a laundry. Please note that there is no internal access between Penthouse (top level) and Villa (mid level). You walk 15 metres between each level via a private external path. If anyone in your ground has mobility issues we recommend that they stay in Penthouse because there are a few steps. GROUND LEVEL ("Studio") The ground level of Beachfront Mansion contains a treasure trove of fun: table tennis, darts, beach equipment, and more. You can elect to use this area as undercover parking or as a games room, whichever you prefer. The ground level also contains a very private studio bedroom with its own dedicated courtyard area plus en suite bathroom. You can access the ground floor form the internal stairs in Villa (mid level) or the external pathway / stairs from Penthouse (top level). It is via the ground level that you will have direct access to Wave Walk and Peppermint Grove Beach, which is literally a stone's throw away. We will be available as required throughout your stay. The master bedroom has a king size bed that overlooks Sandpiper Beach and Great Oyster Bay. The sunsets from this bedroom are incredible. The second bedroom also consists of a king size bed and ample room to store your belongs for your holiday. The third room consists of two sets of bunks. This gorgeous property is only a 5-minute walk to the local Swanwick Golf Course and other beautiful surrounding beaches. The Swan River is only a 1-minute drive down the road which has a boat ramp and is perfect for a sheltered swim or fish. The Freycinet National Park is only a 10-minute drive away, where you can access the world-renowned Wineglass Bay & Freycinet National Park. There are seafood restaurants and other amazing food options and shops within a 5-minute drive, making your stay very convenient if you want to enjoy some of Tasmania’s famous local produce and wines at Three Little Birds at Freycinet. ***Please note the top bunk beds will have fresh linen provided but they will not be made. There is also a cot if needed as well as some extra little luxuries for our guests! The home is spacious and comfortable with plenty of character. The water views are incredible, with access to the beach across the road. The home has everything you could need from ducted air conditioning to a gigantic bath tub. There is a queen bed, 2 double beds, a triple bunk bed and a portacot available. Guests have access to the entire home, including the garage spaces for parking (parks 4!). All items in the home are provided for the convenience and enjoyment of guests. Games, basketballs, 2x kayaks/paddle boards, astrology telescope, kids books and toys, all kitchen essentials and baby stroller and port-a-cot are provided for your use! Host is available on line or in emergency please call Bring your runners, you will want to jog/walk/skip along the various waterside walking paths as you soak in the stunning views. Passers-by are friendly and everyone seems to have very good looking dogs. The area is gorgeous, manicured and spotless, with all the conveniences. Basketball court across the road (yes we have provided a ball!), as well as a fabulous park with play equipment. Kayaks in the garage are amazing on the bay on a calm day. Walk! Unless you have specific places to be, a car isn't necessary. Uber from the airport ranges from $120-$150. Make sure you bring swimmers! If you are planning on having some downtime and relaxing around the home, there is no need for a car. Everything you would need is within a very short walking distance including restaurants, groceries and coffee shops. An Uber from the airport is about $110-$150. Then, just walk! Footpaths are everywhere and take you past playgrounds, public toilets, bubblers and shops. You will want to spend most of your time outdoors in this stunning area!

This large house is split into two parts (front and rear) for all sized families. If it’s just Mum, Dad and the kids you are welcome to stay in the front section of the house and for the extended family we can offer the rest of the house as well catering to all budgets yet still being able to offer this superb location. The front section of the house offers the kitchen, living and dining as above along with the main queen bedroom and ensuite, second twin bedroom and second bathroom.
